NHSH RENTAL HOUSING RULES & REGULATIONS

Rent, Security Deposit, Utilities

  1. A Security deposit equal to one (1) month's rent is required at lease execution.

  2. Rent is due no later than the 5th of the month.

  3. Rent does not include utilities. Some exceptions may apply. 

  4. Rent payments later than the 15th of the month shall be subject to a late payment penalty of 4% of the amount unpaid as of the 15th of the month.

  5. Tenant is responsible for setting up an account with Fox Island Electric and other providers such as telephone, cable, and/or internet. All charges associated with such services to the unit are the responsibility of the Tenant. All utility accounts shall be maintained in the Tenant's name throughout the term of the lease.

Household Members, Guests

  1. The Maximum Household Size for studio or one-bedroom units is two (2) persons; for 2-bedroom units the minimum is two (2) persons and the maximum number is four (4) persons; for 3-bedroom units the minimum is three (3) persons and the maximum is six (6) persons.

  2. If you anticipate visitors staying for a period exceeding 30 days, kindly inform NHSH in advance; however, notification for shorter stays is not required. Please be reminded that only individuals listed on the lease are permitted to reside permanently in the premises, but additional household members may be added to the lease with permission from NHSH (ie: partners, roommates, etc).

Lease Term, Renewals

  1. All leases shall be for a term of 12 months and will be renewed annually.

  2. The lease renewal will require income re-verification to determine any adjustments in rent (but leases will not be terminated for increased income).

Smoking, Use of Restricted Substances

  1. Smoking tobacco, marijuana, or any other substance inside the unit is a violation of the lease agreement.

  2. Any use of illegal drugs or substances is prohibited.

Pets

  1. Tenants are permitted to have a limited number of well-behaved pets on the premises with advanced permission from NHSH. 

  2. Before bringing in any pets, tenants must sign a pet waiver with NHSH and submit an additional pet damage deposit.

Storage of Personal Property

  1. All personal property of the tenants and their guests must be stored in the unit or, where available, exterior unit storage area when not in use.

  2. No, RVs, Trailers, ATVs, boats, not functioning or unregistered vehicles/equipment may be stored or used on the premises or the surrounding property at any time without the prior express permission of NHSH.

Noise and Other Objectionable Behavior

  1. The tenant is accountable for the conduct of their guests while on the premises. Guests must adhere to the same rules and regulations as the tenant and must conduct themselves in a manner that does not disrupt neighbors or the community.

  2. Tenants are fully responsible for the behavior of their guests at all times.

Use and Maintenance of Outdoor Areas

  1. Porches and decks should be kept in a neat and tidy appearance at all times.

  2. Tenants will be responsible for snow on porches and decks and walkways and responsibility for lawns and snow removal will depend on the shared use of the lawn and roadway and will be different based on the property and lease.

  3. Tenants are responsible for maintaining the lawn and plantings.

Care and Use of Unit Finishes, Appliances, Equipment

  1. Tenants are responsible for regularly cleaning the interior of their unit and their porch and deck

  2. Appliances and equipment should be used only as recommended in the manuals and unit handbook.

  3. If you have any questions regarding cleaning, please contact the NHSH.

  4. Nothing other than toilet paper should be flushed down the toilet. Never put baby wipes, menstrual products, or "flushable wipes” in the toilet.

  5. Should the sewage system need to be repaired due to such items having been flushed down, the cost will be charged to the Tenant.

  6. Damage to unit finishes, appliances and other equipment beyond "normal wear and tear" will be the responsibility of the Tenant.

  7. All repair needs shall be reported to the property manager immediately.

  8. Tenants shall not paint any surface in the unit or hang any shelving, etc. on the walls or ceilings without the express permission of NHSH.

  9. Tenants are not permitted to install or mount anything to the exterior of a building without permission from NHSH.
