Application Process
How can I apply for rental housing through NHSH?
NHSH is currently accepting applications for its rental waitlist. Applications are reviewed on a rolling basis, and new applicants will be added to the waitlist in the order received, provided they meet all eligibility requirements.
What happens once I submit my application?
Once an application is submitted, NHSH will review it for eligibility. If approved, the applicant will be placed on the Master Rental Waitlist. When a unit becomes available, NHSH will contact the next eligible applicant on the list.

Can I submit a printed copy of the application form?

NHSH Rental Waiting List
How does NHSH prioritize applicants for rental housing?
NHSH maintains a Master Rental Waitlist. New applications are added in the order received. When a unit becomes available, NHSH selects the next eligible applicant based on household size, income, and unit availability.
Can I decline a housing option if it's offered to me?
Yes, applicants may decline two offers while remaining at the top of the list. A third decline will result in being moved to the bottom of the waitlist.
Can I apply if I have not lived on North Haven for a full year?
Applicants must have been a full-time resident of North Haven for the past 12 consecutive months (or the most recent academic year for school staff).
Tenant Selection and Eligibility Criteria
What are the eligibility criteria for NHSH rental housing?
To qualify for NHSH rental housing, applicants must:
Be at least 18 years old
Have a household income below 120% of the Area Median Income (AMI) for MaineHousing-funded units or below 200% of AMI for other units
Have been a full-time resident of North Haven, ME for the past 12 months
Agree that the rental unit will be their sole residence
Meet household size requirements based on unit type:
Studio/Tiny House: Maximum two (2) persons
Two-Bedroom Units: Minimum two (2), maximum four (4) persons
Three-Bedroom Units: Minimum three (3), maximum six (6) persons
How is income eligibility verified?
NHSH may require documentation such as tax returns, wage stubs, or utility bills to verify income eligibility.
Can single applicants apply with a roommate?
Yes, single applicants may apply with a roommate to qualify for larger units. The total household income will be considered for eligibility.
Lease and Other Terms
How long is the lease term with NHSH?
All NHSH leases are for 12 months and must be renewed annually.
Can I maintain another residence while occupying an NHSH unit?
No, NHSH requires that its rental units be an applicant’s sole residence. Some exceptions may be considered by the NHSH board.
How does NHSH handle lease renewals and rent adjustments?
Leases are renewed annually. Rent adjustments are made based on household income and inflation adjustments but will not exceed 5% per year.
Additional Policies and Assistance
Are there specific policies regarding smoking or illegal drugs?
Yes, smoking is prohibited inside all NHSH rental units. Illegal drugs are strictly prohibited. Tenants are responsible for ensuring compliance with these policies.
